High Water Table

In much of Southwest Florida, the water table sits within a few feet of the surface — and during the wet season, it can be at or above grade on low-lying parcels. This affects grading in several ways. Compaction is harder to achieve when soils are saturated, which affects subgrade quality under slabs and pavement. Import fill requirements are higher on low sites that need elevation to clear the seasonal high water table. And drainage grades have to work even when the surrounding water table is elevated — which means the swales and outfalls need to be sized and graded for the actual conditions, not an average.

Much of coastal Lee and Collier County sits on sandy soil that doesn’t compact well for structural purposes. Shell rock grading requires different equipment approaches than sandy coastal soils, and the compaction characteristics are different. It’s not difficult work if you’ve done it before. Wet Season Timing

Southwest Florida’s wet season runs roughly June through September, with the bulk of annual rainfall concentrated in those four months. Grading work done in the dry season can look and test perfectly — and then behave very differently once the wet season arrives and the water table rises. Our grading crews account for seasonal conditions in how grades are established and how drainage is designed. A site that drains correctly in February needs to drain correctly in August.
